Attic insulation cost in Ireland
Attic insulation cost a median €2,101 for a semi-D, €2,700 for a detached house, €2,200 for a mid-terrace and €1,515 for an apartment on grant-funded jobs from January to June 2026. After the standard grant that leaves about €601, €700, €800 and €415.
SEAI's own medians come from the prices contractors submit when the grant is paid. VAT isn't stated, so ask for it in writing.
Free, no obligation. One SEAI-registered contractor prices it, not five.

- €2,101
- Left to pay at the median

SEAI's fixed grant for a semi-d or end of terrace at the standard rate is €1,500. SEAI's median cost for attic insulation on a semi-d or end of terrace from January to June 2026 was €2,101. €2,101 less €1,500 leaves about €601. Our sum; your quote can be higher or lower.
Send this for a real priceHow this is worked out
The grant is SEAI's fixed amount for that home type and rate, as Citizens Information lists it. The median cost is SEAI's own figure from grant-funded attic jobs completed between January and June 2026; the PDF doesn't say whether VAT is in. Left to pay is the median less the grant, our sum. The home must have been built and lived in before 2011, the contractor must be on SEAI's register, and SEAI must approve the grant before work starts. It's an estimate, never a quote.

What a fair price includes
- Wool to about 300 mm, between the joists and across them
- The eaves kept open so the roof can breathe
- A boarded walkway from the hatch to the tank
- The hatch insulated and draught-stripped
- The tank and pipes lagged
- The SEAI paperwork for your claim
What moves the price
Why one attic costs more than another
- Roof area. The median roof on a pre-2011 house's BER is 63 m², from 53 m² in Dublin to 81 m² in Roscommon. More ceiling, more wool.
- What's there now. A top-up over thin old insulation needs less than a bare attic, but the old layer has to be level and dry.
- Storage and flooring. Boards have to come up, or be raised, so the insulation can go under them. SEAI asks contractors to price clearing the attic for people who can't do it themselves.
- Ventilation. Soffit vents or eaves trays if the roof has none.
- Rafters, rooms in the roof and flat roof extensions. These cost more and SEAI expects the whole heat-loss roof done. See roof insulation.
- Repairs. A leak or woodworm is fixed before any insulation goes in.
The quote
What the written price should list
- The insulation, its depth and the U-value it reaches (0.16 W/m²K for the grant).
- The walkway, the hatch insulation and draught strip, tank and pipe lagging.
- Any vents, flooring work or clearing of storage.
- VAT, stated.
- The SEAI paperwork the contractor fills in for your claim.
