Doing it yourself
DIY attic insulation and the grant
You can insulate your own attic, but you won't get the SEAI grant for it. SEAI only pays when the work is done by a contractor on its register for that job, and only if the grant was approved before work started. For a semi-D the grant is €1,500, against SEAI's median cost of €2,101 for the whole job.
So the real question is whether doing it yourself beats what's left to pay after the grant.
Free, no obligation. One SEAI-registered contractor prices it, not five.
- €2,000SEAI attic grant for a detached house
- €2,500at the higher rate
- €300 to €600typically left to pay on a semi-D
- 300 mmof wool: what SEAI's standard takes
Grant check
Your attic grant and what's left to pay
Two taps: your home, and which rate fits you. The answer is SEAI's fixed grant and its own median cost for the job.
Your SEAI attic insulation grant
€1,500
- SEAI median cost, Jan to Jun 2026
- €2,101
- Left to pay at the median
- €601
SEAI's fixed grant for a semi-d or end of terrace at the standard rate is €1,500. SEAI's median cost for attic insulation on a semi-d or end of terrace from January to June 2026 was €2,101. €2,101 less €1,500 leaves about €601. Our sum; your quote can be higher or lower.
Send this for a real priceHow this is worked out
The grant is SEAI's fixed amount for that home type and rate, as Citizens Information lists it. The median cost is SEAI's own figure from grant-funded attic jobs completed between January and June 2026; the PDF doesn't say whether VAT is in. Left to pay is the median less the grant, our sum. The home must have been built and lived in before 2011, the contractor must be on SEAI's register, and SEAI must approve the grant before work starts. It's an estimate, never a quote.
The grant
Can I get the SEAI grant if I do it myself?
No. SEAI's attic grant needs a contractor registered for attic insulation, and approval before any materials are bought or work starts. Your own work, or a builder who isn't on the register, gets nothing. Check the contractor is on SEAI's list before you agree a price.
DIY or grant
Is DIY cheaper than using the grant?
Often not by much. After the standard grant a semi-D typically pays €300 to €600 for the whole job: the wool to about 300 mm, the walkway, the hatch, the tank and pipe lagging and the SEAI paperwork. Price the materials for your own attic and compare. Your time, the trips up the ladder and the walkway boards all count.
| Home type | SEAI grant | Typically pay after the grant |
|---|---|---|
| Detached house | €2,000 | €400 to €700 |
| Semi-D or end of terrace | €1,500 | €300 to €600 |
| Mid-terrace | €1,400 | €200 to €800 |
| Apartment | €1,100 | €100 to €400 |

Doing it right
What does a grant-standard job include that DIY often misses?
- Wool laid in two layers, in two directions: between the joists, then across them.
- Cut tight, with no gaps. Gaps make the insulation less effective.
- Not squashed, and the same depth everywhere.
- The eaves left open so air can move through the roof. See condensation after insulation.
- The water tank and pipes lagged so they don't freeze. No insulation under the tank.
- A permanent walkway to the tank, raised above the insulation.
- The hatch insulated and draught-stripped.
- Room left around downlights so they can lose heat.
Part DIY
Can I do part of it myself and still claim?
No. The registered contractor does the work and signs a Declaration of Works for your claim, after checking the job against SEAI's checklist. You can clear the attic yourself first, which saves the contractor time.
Done it before
I insulated the attic myself years ago. Can I get the grant now?
Yes, if the attic isn't up to standard and your home hasn't had the attic grant before. SEAI rules out homes that already had attic insulation grant funding at the same MPRN, not homes where the owner did some themselves. The home must have been built and lived in before 2011. The contractor tops it up to a U-value of 0.16.

FAQ
Questions people ask
Can you get the SEAI attic insulation grant for DIY?
No. The work must be done by a contractor registered with SEAI for attic insulation, with the grant approved first.
Is it easy to insulate an attic yourself?
Laying rolls is simple. Getting the eaves ventilation, the tank, the hatch, the downlights and the walkway right is where DIY jobs go wrong.
Can my builder do the attic for the grant?
Only if they're on SEAI's register of contractors for attic insulation.
Do apartments get the attic grant?
Only a top-floor apartment, or one where heat escapes through the roof. An apartment with another apartment directly above doesn't qualify.
